Deployment Area

The Deployment Area is the area located within the perimeter of the building's attachment to the ground, delimited by the outer perimeter of the most prominent floors, including the area occupied by porches and sheds with pillars fixed to the ground, excluding balconies.

The legal definition of "Implementation Area" is contained in Regulatory Decree No. 5/2019 , which establishes the technical concepts of the Legal Regime of Territorial Management Instruments - RJIGT. Thus, according to this diploma:

The footprint area (Ai) of a building is the floor area occupied by the building . Corresponds to the area of land contained within a closed polygon comprising:

• The outer perimeter of the building's contact with the ground;
• The outer perimeter of the outer walls of basement floors.

Balanced bodies are excluded, whether balconies or parapets , elements that, by definition, do not occupy a floor area.

When the basement area extends beyond the main body of the building and its roof is above ground level, this area is also part of the Deployment Area .

The Total Deployment Area will be the sum of the deployment areas of all existing or planned buildings in a delimited portion of the territory.

Related to the implantation area and in the case of a Plot of Land, the implantation area will have to respect the Implantation Polygon . And this is the closed polygonal line that delimits an area of land within which it is possible to build .

That is, you can only build, below or above ground, respecting the limits defined by the Implementation Polygon , in the respective allotment project. The construction project may not use the total area defined in the Stakeout Polygon, this only serves to establish the limits within which it is possible to build.

The area of the implantation polygon will always be equal to or greater than the implantation area of the building

That is, in short, what is mandatory is that the building, or rather its implantation area, does not exceed the area of the implantation polygon.
