But what does it mean to be a Capper after all?
At KW Portugal, a real estate consultant achieves the Capper status by reaching a commission volume of €50,000 (50% for him and 50% for the agency). From that moment on, he starts receiving 95% of the commission charged to clients until the end of the year.
Although not everyone can reach this level, it is highly valued because, in the remaining months of the year, a Capper consultant's remuneration increases significantly. This allows them to invest in promoting their real estate portfolio and in growing their business. This makes all the difference!
The Importance of being a Capper
In this business, it is not enough to sign mediation contracts with property owners, upload photos to one or more platforms, and wait for luck to bring us buyers. It is essential to invest a lot of money and time in promoting properties and digital marketing!

For example, on Idealista alone (responsible for more than 60% of the information requests I receive from buyers), there are over 30,000 houses for sale in the district of Lisbon. Now imagine what happens with ads that are inserted without paid highlights: they end up relegated to the end of the listings, forcing buyers to browse through pages and pages, viewing hundreds, if not thousands, of properties before finding their "non-highlighted ad".
The cost of promoting real estate on the main real estate platforms (such as Idealista, Supercasa, Imovirtual, Casa Sapo, Casa Yes, among others) has increased significantly in the last decade. This situation is largely motivated by the acquisition of these platforms by investment funds. The strategy of these funds consists of acquiring these companies, increasing revenues, and subsequently reselling them for profit. To achieve this goal, they often resort to raising the prices of highlights and other services.
Obviously, this has been harming real estate mediation, as well as the promotion costs that both consultants and agencies have to bear if they want to increase the effectiveness of their digital marketing. It's sad, but it's reality...
