The reading of the real estate market in Oeiras today requires a clear update of the data. If in 2020 the municipality was already showing signs of resilience, in 2026 it presents an even more consolidated position in the metropolitan context. In March 2026, the average asking price for sale in Oeiras reached €4,720/m², while the average asking price for rent reached €17.1/m²/month. In the sales segment, apartments appear with an average value of €4,800/m² and houses with €4,483/m².
The accumulated appreciation is significant. Comparing with June 2020, the offering price for sales went from €3,058/m² to €4,720/m², and rent increased from €11.4/m²/month to €17.1/m²/month. In simple terms:
In less than six years, Oeiras recorded an approximate increase of 54.3% in sales and 50% in rent, confirming the municipality's ability to attract qualified demand and absorb new residential dynamics.
This trend is not only observed in the advertised prices. In the effectively transacted prices, the INE-National Institute of Statistics also places Oeiras among the most valued markets in the country:
- In the 2nd quarter of 2025, the median housing transaction price in the municipality was €4,161/m²;
- In the 3rd quarter of 2025, it rose to €4,361/m², ranking behind only Lisbon and Cascais among the most populous municipalities.
Within the municipality, appreciation is not homogeneous. Among the highlighted areas we can mention:
- Dafundo appears with the highest values, around €5,623/m² for sales and €18.1/m²/month for rent;
- Algés appears at €5,102/m²,
- Miraflores at €5,000/m² and
- Linda-a-Velha at €4,878/m².
Beyond Algés, Dafundo, Miraflores, and Linda-a-Velha, the areas of Oeiras, Paço de Arcos, and Caxias remain among the most valued, but Barcarena has gained its own weight, especially with the premium positioning of Oeiras Golf & Residence and Bairro do Outeiro in Leceia. Carnaxide and Queijas and Porto Salvo complete this geography with distinct demand profiles, confirming that the housing market in Oeiras is far from uniform.
This differentiation helps explain why it makes less and less sense to talk about Oeiras as a single market: the municipality today functions as a set of micromarkets with very specific demand profiles.

What makes Oeiras special?
Oeiras has traveled a path of more than 3 decades of growth and investment, which is now beginning to bear fruit in terms of competitiveness, compared to neighboring municipalities. The focus on green and leisure areas, business parks, schools, and universities attracted and continues to attract new residents. All this has been happening with respect for demographic density rates and urban coherence that we do not find in other municipalities of Greater Lisbon. As a consequence, the growth of the urban fabric of the municipality appears more balanced, distributed across all parishes and not concentrated only in the town of Oeiras.

Does Oeiras have a future?
Oeiras is one of the municipalities on the outskirts of Lisbon with the greatest growth potential. The reasons are several and add to those already mentioned. Among them:
- The focus, now reinforced through the Oeiras Valley brand, on attracting more science-based technology companies, taking advantage of its business parks, is one of the main reasons. A strong growth of its implantation area is foreseen, namely taking advantage of still available land, e.g., in Taguspark II (in project phase) or the new Porto Salvo Business Park (in detailed planning phase). In Taguspark, LG Electronics inaugurated new facilities, the Altice Labs will be born, the new headquarters of PHC and Miniclip, etc.
- The offer of International Schools, the Oeiras International School has just inaugurated a new campus in Queluz de Baixo-Barcarena. The international school Aga Khan Academy is currently in the project phase and will be installed on land in Porto Salvo (35 hectares, next to Galp de Oeiras on the A5).
- The focus on rehabilitating the historic areas of the municipality through the recovery of municipal and national heritage is an ongoing reality in: Caxias Royal Estate, Casa da Pesca, Cartuxa Convent, and National Agronomic Station, Palácio Restani, etc. On the other hand, deep interventions in public urbanism are in the project phase in various parishes, namely Queluz de Baixo, Algés, Linda-a-Velha, Caxias, and Porto Salvo through the remodeling of existing squares, as well as the creation of new leisure and public enjoyment areas.
- Mobility and transport are one of the main concerns of Oeiras residents. This is one of the aspects that will change the most in the coming years in Oeiras. The construction of bike paths and new road and public transport accessibilities is an ongoing reality.
From a real estate point of view, new projects are still planned (some in advanced phase, others in public discussion) which, if implemented, will bring new dynamics in terms of urbanization and tourism and leisure activities:
- Requalification of the riverside area between Pedrouços, Lisbon, and Cruz Quebrada. The Porto Cruz project which has the support of the Government, aims to give a new life to these areas that connect Lisbon and Oeiras to the Tagus River.
- Oeiras Tech City: A development of more than 400 million euros, with 1000 apartments, next to the Municipal Golf Academy in Barcarena, in the infrastructure phase.
- Several real estate developments are planned in the Espargal area, Moinho das Antas, and Antas Sul (in project phase/public discussion).
